The Embassy Suites Atlanta Perimeter Center underwent a brand-required renovation of the entire property, along with the addition of 11 new guestroom keys. Elevate Renovations + Development by HVMG supported the project through construction, design, FF&E, operating supplies and equipment, and development management, helping guide a complex renovation from planning through completion.
Project Scope
The project involved a comprehensive, brand-required renovation of the property while also adding 11 guestroom keys. The work included:
- Property-wide construction and renovations
- Addition of 11 guestroom keys
- Design and engineering
- Furniture, fixtures and equipment (FF&E)
- Operating supplies and equipment (OS&E)
- Owner-managed construction
- Development management
With work taking place throughout the property, the project required coordination across multiple areas while maintaining focus on the construction schedule and overall project goals.
Project Challenge
A full-property renovation presents a number of logistical challenges, particularly when the project also includes adding new guestroom inventory.
The scope required extensive construction and installation work across the property, along with the coordination of design, engineering, FF&E, OS&E, and owner-managed construction. Keeping these elements moving together was critical to completing the project within the planned construction window.
Elevate by HVMG Approach
Elevate’s project management approach focused on coordinating the various components of the renovation while keeping the project moving toward completion.
The project included more than $9.3 million in construction costs, approximately $4.5 million in FF&E, and more than $1.4 million in owner-managed construction. Additional project costs included design and engineering, OS&E, property-responsible costs, financing and legal fees, special taxes and fees, and development management.
Managing these components together helped maintain alignment between the property’s renovation requirements, project budget, and construction schedule.
Budget & Schedule Performance
The approved project budget was $16,213,438.79, with a completed cost of $16,736,412.35.
The final project cost was $522,973.56 above the approved budget, representing approximately a 3.2% variance.
Despite the additional project costs, construction was completed two months ahead of the original July 2019 completion date, demonstrating strong schedule performance on a large, property-wide renovation.
